Newhaven Road Coach House


The Coach House on Newhaven Road is a category C listed freestanding outbuilding constructed in the mid 19th century. Currently used for garden storage, it is to be converted into self-contained guest accommodation for visiting friends and family.

To limit the introduction of new structure, the existing stone walls will support the new roof and will be lined with breathable insulation. The asbestos-lined roof is to be replaced, with a full-width timber and zinc dormer continuing the angle of the north-facing roof pitch. The timber roof trusses, expressed internally, allow sufficient head-height for the mezzanine by eliminating horizontal ties, instead using the triangular shape of the dormer itself to brace the structure. These high-level windows face due south, capturing light throughout the day and casting the changing shadows of the roof trusses on the back wall.
